I. Cancellation Policy

1.Cancellation of Reservation, Withdrawal from Contract Before Check-in, No-show

If the guest does not pay the deposit correctly and on time by the specified deadline, the accommodation reservation will be canceled upon the expiration of the deadline for the deposit invoice, unless otherwise agreed.

The guest has the right to withdraw from the accommodation contract before the day of check-in, even without giving a reason. In such a case, the Host is entitled to charge the guest a cancellation fee, which is set as follows:

For group reservations (10 rooms):

  • Cancellation of the order by the booking party more than 30 days before the expected start of the group accommodation is free of charge;
  • Cancellation of the order by the booking party within 30 to 15 days before the agreed start of the group accommodation - cancellation fee is 50% of the total price of the booked accommodation (i.e., all nights);
  • Cancellation of the order by the booking party less than 15 days before the agreed start of the group accommodation or in case of no-show of the group - cancellation fee is 100% of the total price of the booked accommodation (i.e., all nights).

II. Hotel Accommodation Rules

1.General Provisions

The accommodation of guests at Hotel Zátkův dům is governed by general contractual conditions and does not exclude the possibility of individual agreements. The agreement (contract) for accommodation is established upon acceptance of a written or oral order from the guest. Both parties (the Host and the guest) may agree on the payment of an advance deposit, which is 50% of the total expected amount for the stay. The Host is entitled to request the full amount to be paid in advance. The guest is obliged to pay the deposit within the time frame and under the payment conditions sent by the Host.

A deposit is not required only for stays reserved seven or fewer calendar days before the check-in date. In this case, the guest is obliged to pay the full price for the stay on-site upon arrival.

2.Start and End of Stay

The guest has the right to check in from 15:00 to 19:00 on the agreed day. The Host has the right to withdraw from the agreement (contract, order) if the guest does not check in by 19:00 on the agreed day of arrival, unless a later arrival time has been individually agreed upon.

If the guest has paid a deposit for the stay, the room will remain reserved until 22:00 on the agreed day of arrival, unless another arrival time has been notified in advance. If the guest requests the room on the first day before 11:00, the previous night's stay will be considered the first, and the Host is entitled to charge for the previous night.

The guest is obliged to vacate the room on the day of departure no later than 11:00. If the guest requests an extension of the stay on the agreed departure day until 15:00 or later, the Host will charge them 50% of the price of accommodation for one night.

3.Provision of Alternative Accommodation

The Host may provide the guest with suitable alternative accommodation if this is acceptable to them, i.e., the difference in accommodation is small and the reason for the alternative accommodation is justified.

A justified reason includes cases where the room has become uninhabitable, or guests who were staying have extended their stay, or if the step was conditioned by special important operational measures or acts of God.

4. Guest Rights

By concluding the agreement (contract, order) for accommodation, the guest acquires the right to the usual use of the room, the use of hotel facilities, and usual service. They have the right to check in from 15:00 on the agreed day unless otherwise agreed.

If breakfast is included in the price of the stay, the guest has the right to a breakfast replacement package in case they do not take advantage of the breakfast option. If the guest does not express interest, they are not entitled to the provision of alternative services or financial compensation.

The guest has the right to access all collected information about themselves, which is granted upon request after verifying the guest's identity. The Host will never disclose information over the phone or via email.

The guest has the right to know what personal data about them is processed by the Host, for what purpose it is processed, who has access to some or all collected information, how long the Host retains personal data, and what the deletion periods are. The guest has the right to use the space allocated to them for accommodation as well as the common areas of the hotel and the premises and to use services related to accommodation.

Upon check-in, the guest will receive a key to the room and a key to the main entrance of the hotel or cottage. The guest is obliged to prevent the loss, destruction, or damage of these keys, as well as to prevent access to these keys by third parties who are not direct participants in the accommodation contract concluded between the guest and the Host. The Host is entitled to charge the guest for any penalties for the destruction, loss, or provision of the key to a third party as per the previous sentence.

Further rights and obligations of the guest and the Host are formulated in paragraph 5.

5. Operational Rights, Hotel Operating Hours, and General Accommodation Rules

Accommodation services can be provided year-round, including public holidays.

Hotel Operating Hours:

  • 08:00 - 09:30: Breakfast service
  • 15:00 - 22:00: Check-in
  • 19:00 - 08:00: Reception closed

Breakfasts are served in the restaurant within the building. The Host reserves the right to change the opening hours depending on the season and current hotel occupancy. The Host will always inform guests of changes in opening hours prior to their arrival.

Visits by outside individuals to the rooms are not permitted unless otherwise reported to the reception. Guests are not allowed to receive visits in accommodation areas without the Host's consent. In exceptional cases, the Host may allow visits in the room, and they must be properly registered in the visitor log at reception. Guests may only receive visitors in the common areas of the hotel and the grounds.

Quiet hours must be observed from 22:00 to 07:00 on weekdays, and from 24:00 to 07:00 on weekends and holidays. In the case of weddings and other events, we kindly ask for understanding. Visits to rooms are not permitted during the night. If the accommodation rules and contract are violated, the previous contract may be canceled, and in the case of a serious violation of the accommodation rules, the Host is entitled to expel the guest from the hotel and terminate their stay without compensation for unused services.

Consumption of one's own brought food and beverages is prohibited in the rooms and in the shared dining and conference areas. Smoking is prohibited in all hotel facilities. Smoking is only allowed in designated outdoor areas. The guest is obliged to promptly report any damage or harm caused by themselves or individuals accommodated with them in the hotel premises. Likewise, the guest is obliged to report any damage discovered upon first entry into the room that was demonstrably not caused by them. Otherwise, it will be presumed that the guest caused the damage, and this damage will be charged to the guest.

In the event of a violation of hotel rules, the guest is obliged to cover the costs of damages demonstrably caused to the property at a rate according to the severity of the damage, as well as the cleaning of the room or common areas, with a minimum charge of 500 CZK. It is prohibited to hammer nails, hooks, manipulate with furniture, or hang laundry lines in the rooms, balconies, and cottages.

There is a strict prohibition on using personal electric kitchen appliances and gas cookers on the hotel premises, punishable by a fine of 5000 CZK. Exceptions include small appliances intended for personal hygiene and office work, such as shavers, electric toothbrushes, hair styling appliances, and personal computers.

Guests are not allowed to carry weapons, ammunition, or explosives in the accommodation areas and common areas of the hotel and grounds, nor may they store them in a state allowing for immediate use. Guests are not permitted to possess, manufacture, or store narcotic or psychotropic substances or poisons anywhere on the hotel premises, unless they are medications prescribed by a doctor.

Guests are not allowed to use open fire in the facilities or on the grounds. To start a fire, guests must use the designated fire pit and only with the Host's consent. In unsuitable weather conditions (strong winds, extreme dryness, etc.), the Host is entitled to prohibit the lighting of a fire.

Guests are required to report to the hotel reception upon arrival and provide personal data as required by Act No. 326/1999 Coll. on the accommodation of foreigners and Act No. 565/1990 Coll. on local fees. Guests acknowledge that the Host does not need their consent to process these minimum personal data as required by the aforementioned laws.

The number of persons in a room corresponds to the number of persons registered for accommodation. The duration of accommodation is agreed upon no later than at the time of the guest's check-in and may only be extended with the Host's consent and must be documented in the accommodation book. Upon departure, the guest is obliged to vacate the room by 11:00, lock the room, return the key at the reception, and settle any obligations on their hotel account.

6. Responsibility of the Host for Guests' Property

Requests for compensation for damage caused to guests' property must be reported immediately upon discovery of the damage. The Host will not consider later requests reported after the guest's departure.

If a guest leaves their belongings in the room after departure, forgotten items will be stored at the hotel reception and recorded in the lost and found book. The guest has the right to request forgotten items no later than three months from the date of departure. The hotel will send forgotten items to the guest's expense.

After three calendar months, forgotten items will be disposed of. The Host is obliged to create conditions for the protection of items that the guest has brought in or that have been brought in for them to the accommodation facility. The operator is responsible for violating this obligation.

The Host's liability for damage to brought-in items is governed by Act No. 89/2012 Coll., the Civil Code. Brought-in items are considered those that have been brought into areas designated for accommodation or for storing belongings, or that have been handed over for this purpose to the operator or any employee of the accommodation facility.

The right to compensation for damages must be asserted by the guest without unnecessary delay. The right will expire if it is not asserted no later than fifteen days after the day the aggrieved party learned of the damage. If the operator does not comply with the guest's request for compensation for damages, the guest must assert their right before the relevant court within a three-year limitation period, which is calculated from the day the right against the operator could be asserted.

The Host is always liable for damage if it occurred due to a willful violation of a legal obligation. This liability can only be discharged if it can be proven that, despite making all reasonable efforts, the damage could not be prevented.

The Host is responsible for damage caused by circumstances that originate in the nature of the device or other items used when providing services, e.g., for scalding a guest due to a malfunctioning faucet, radiator bursting, etc. For such damages caused to the guest, the Host is fully liable, and this responsibility cannot be waived. Even in such cases, the guest asserts claims for damages against the Host. If the Host does not comply with their request, the guest may assert the claim in the relevant court no later than three years from the date of the event that caused the damage.

These General Terms and Conditions entered into force and effect on November 1, 2025.

Zátkův dům is located in the historic center of České Budějovice on Krajinská Street, where it stands as a dignified reminder of the city’s celebrated past and the distinguished Zátka family. The building sits on a relatively wide plot and contains a medieval core; its origins can be dated to the late 14th century, as it shows the main features of mature Gothic layout. The house underwent extensive changes, including Gothic phases and a Renaissance reconstruction in the second half of the 16th century.

Today’s hotel occupies two originally Gothic houses that once stood directly by the city walls next to the Prague Gate. This location had strategic importance for the defense of the city from the northern Prague side.

In this house in 1847 JUDr. August Zátka was born — a prominent politician, lawyer, member of the Czech Provincial Assembly, and one of the main leaders of the Budějovice Czechs. The house bears his name thanks to his merits. Zátka helped found the city brewery, an enamelware factory, and a number of cultural and economic institutions. In 1906 he led the Czech inhabitants of Budějovice to their first victory over the Germans in the municipal elections — twenty thousand people marched past his windows with lanterns in celebration.

The Zátka family, however, left a much broader mark across the whole of South Bohemia. August’s father, Hynek Zátka, was a pioneer of modern entrepreneurship — he established a business in salt and flour products and in 1869 built the first steam-powered mill in South Bohemia. His sons Vlastimil and Dobroslav opened the first pasta factory in Central Europe here in 1884. Zátka pasta soon became a household name and was exported to many countries. It still operates today as part of Europasta SE.

Despite two world wars, the confiscation of property by the Nazis and subsequent nationalization by the communists, the Zátka name remained synonymous with enterprise, education and love of South Bohemia. Today our hotel carries on the legacy of this famous family.

Arrival by car

Arrival to the hotel is through a pedestrian zone To make your arrival as easy as possible, we have prepared some important information.

Arrival through the pedestrian zone

You enter our hotel through a pedestrian zone. Don’t worry—the entrance is permitted for hotel guests (vehicles up to 3.5 t parking in the property).

If approached by the municipal or state police, just say you are heading to the hotel courtyard at Krajinská 41. After arrival we will issue you a parking card for the duration of your stay.

Pedestrian zone rules

The hotel is located right at the beginning of the pedestrian zone. When driving through, please follow its rules:

Give absolute priority to pedestrians.

Be extra cautious of cyclists.

Observe the maximum permitted speed of 20 km/h.

Please do not arrive before check-in time.

To ensure smooth traffic flow in the pedestrian zone and the hotel car park, we recommend arriving at check-in time. Please do not park or stop for extended periods in the pedestrian zone if entry to our parking is not yet possible. Alternatively, call us about earlier access.

It may happen that the hotel car park is temporarily full if departing guests are still leaving.
